Adding a Home Warranty? It’s a No-Brainer.

We have many obscure national holidays, so it may not be a no-brainer that February 27 is No-Brainer Day. While it’s not the most noteworthy holiday, here are three reasons why you should always add a home warranty to your transactions:

  1. You take the job of being your clients’ advocate seriously. And because you do, you want to be sure they get the best possible offers for their home. Adding a home warranty during the listing period can give buyers the confidence to submit their best offer, knowing that they have budget protection for some of the most common, most costly breakdowns.
  2. As a real estate agent you have inspections to order, paperwork to do, and a myriad of details to work out. So finding repair people and renegotiating the terms of a purchase agreement when an appliance or system breaks down during the contract period are details you could do without. With a seller’s home warranty, you just place one phone call when covered items break down, freeing up your time for the gazillion other details to make the sale happen.
  3. Anyone who’s been in real estate long enough has received the dreaded phone call from a buyer just days after a closing. Maybe the dishwasher is leaking, or the water heater stopped working – any number of different breakdowns could have happened. With home warranty protection you can simply remind your buyers that they have a ready-and-waiting solution when covered items break down. You can quickly and easily smooth the situation and look good in the eyes of your buyer.
